What is Wax Residue?

Wax residue builds up on surfaces that have been treated with wax-based finishes, particularly cotto, terracotta, and some natural stones. Over time, multiple layers of wax accumulate, becoming yellow, uneven, and trapping dirt beneath each layer. The surface develops a blotchy, darkened appearance rather than the desired warm sheen.

Traditional cotto floors in particular are often maintained with wax, which provides a beautiful warm patina when properly maintained. However, incorrect application - too thick, not buffed, or applied over dirty wax - creates a build-up that must be completely stripped before a fresh wax system can be applied.

Complete wax removal is also necessary before applying modern impregnating sealers, as the sealer cannot penetrate through a wax layer.

How to Identify It

Wax build-up shows as a yellowed, blotchy surface that has lost its uniform lustre. The surface feels sticky or tacky in warm weather and may attract dust more than untreated areas. Scratch test: drag your fingernail firmly across the surface - if it leaves a visible white line, wax is present. Solvent test: rub a small area with a cloth dampened with white spirit - if the cloth picks up yellow or brown residue, this confirms wax build-up. Key distinction from polyurethane or acrylic coatings: wax softens with heat and dissolves in white spirit, while synthetic coatings remain hard and require stronger solvents. Multiple wax layers create a progressively darker, more uneven appearance.

  • Multiple layers of wax applied without removing previous layers
  • Wax applied too thickly without proper buffing
  • Wrong type of wax used (e.g. furniture wax on floor)
  • Wax applied over dirty surface, trapping dirt underneath
  • Transition from wax system to impregnation system requires full removal

Prevention

  • Apply wax in thin, even layers only
  • Always buff wax after application
  • Remove and reapply wax annually rather than adding layers
  • Use only recommended wax products for your surface type
  • Clean surface thoroughly before each wax application

Treatment by Surface Type

Natural Stone

Risk level: Medium

Apply Lithofin WAX-OFF undiluted. Leave 10-20 minutes. Scrub vigorously with stiff brush or pad. Remove residue with clean cloth. Rinse thoroughly. May need 2-3 applications for thick build-up. Allow to dry before re-treating or re-sealing.

Warnings:
  • Old wax may have darkened the stone underneath - this is usually reversible
  • Full wax removal is essential before applying impregnating sealer

Ceramics

Risk level: Low

Lithofin WAX-OFF undiluted. Apply, leave 10 minutes, scrub, rinse. Usually one application is sufficient on non-porous ceramic tiles.

Warnings:
  • Wax on ceramics is uncommon but possible
  • Same removal process applies

Artificial Stone

Risk level: Low

Lithofin WAX-OFF undiluted. Apply generously on porous surfaces. Leave 15-20 minutes. Scrub and remove. Repeat until no more wax dissolves. Rinse and allow to dry.

Warnings:
  • Wax on concrete or terrazzo can be deeply absorbed
  • May require multiple applications on porous surfaces

Cotto Terracotta

Risk level: High

Apply Lithofin WAX-OFF generously. Leave 15-30 minutes. Scrub vigorously with machine or stiff brush. Remove dissolved wax with clean cloths or wet vacuum. Repeat 2-4 times until surface is clean. Once fully stripped: choose either traditional wax system (TC Classic Primer + TC Classic Wax) or modern system (TC Impregnator).

Warnings:
  • Cotto floors often have decades of wax layers
  • Complete removal is essential before any new treatment
  • Very porous - wax penetrates deep

When to Call a Professional

Large cotto floors (>50m²) with heavy wax build-up are best handled by professional floor cleaning companies with industrial scrubbing machines and wet vacuums. This is faster and more thorough than manual stripping.
