5 Common Mistakes with Terracotta

Terracotta is extremely porous and absorbent - more than any other surface material. Mistakes happen quickly and stains become permanent fast. The traditional wax finish also creates unique challenges.

Mistake #1

Walking on new terracotta before sealing

Why this is a problem

Bare terracotta absorbs footprint oils from bare feet and shoe residue instantly. Foot traffic patterns become visible within days and are nearly impossible to remove.

How to fix it

Lithofin MN Power-Clean undiluted may lighten traffic stains. Deep stains may need sanding.

Prevention

Seal terracotta before any foot traffic. Apply Lithofin Cotto Wax-Finish or Lithofin MN Stain-Stop before the floor is used.

Mistake #2

Applying too much wax in one coat

Why this is a problem

Heavy wax application doesn't dry properly - it stays soft, attracts dirt, and creates a sticky, blotchy finish. The excess wax also traps moisture underneath, causing white haze.

How to fix it

Strip excess wax with Lithofin Wax-Off, then re-apply in thin coats.

Prevention

Apply Lithofin Cotto Wax-Finish in thin, even coats with a lint-free cloth. Two thin coats are better than one thick coat.

Mistake #3

Using synthetic detergent for daily cleaning

Why this is a problem

Standard floor detergents strip the wax protection layer over weeks, leaving the bare terracotta exposed. Once the wax is gone, the tile starts absorbing dirt and moisture again.

How to fix it

Re-apply Lithofin Cotto Wax-Finish. If heavily degraded, strip completely with Lithofin Wax-Off and start fresh.

Prevention

Use only Lithofin Cotto Care for daily terracotta cleaning - it cleans while replenishing the wax layer.

Mistake #4

Mopping with excessive water

Why this is a problem

Terracotta absorbs water like a sponge. Too much water swells the clay body, can loosen tiles, and creates watermarks as minerals migrate to the surface during drying.

How to fix it

Let the terracotta dry completely (may take days). Remove mineral deposits with Lithofin MN Builders' Clean if they appear.

Prevention

Use a well-wrung mop - barely damp. Never flood terracotta floors. Spray-and-wipe is ideal.

Mistake #5

Not ventilating newly laid terracotta

Why this is a problem

Terracotta releases moisture from the adhesive bed for weeks after installation. Sealing or waxing before this moisture escapes traps it inside, causing efflorescence, white haze, and wax failure.

How to fix it

Strip the wax, let the floor dry for 2-4 weeks with good ventilation, then re-seal and wax.

Prevention

Wait minimum 2 weeks (4 weeks in cold or humid conditions) after installation before sealing. Ventilate the room well during this drying period.
