Your indoor terracotta hallway marks easily, absorbs every splash, and turns blotchy after each mopping. One coat of Lithofin TC Sealant puts an end to that constant battle, leaving the floor satin-rich and easier to clean.

What TC Sealant Does

TC Sealant is a neutral sealer for highly porous cotto and terracotta. Solvent carriers deposit an acrylic film (≈15 µm thick) that blocks water and oil to 98 % while allowing slow vapour diffusion. The ready-to-use formula levels itself within 3 minutes and hardens fully after 24-48 h, achieving 10-20 m²/L depending on porosity.

When to Use

  • Freshly laid cotto kitchen floor: ready to use, 60-100 ml/m².
  • High-traffic terracotta shop entrance: ready to use, 50 ml/m² first coat, 40 ml/m² second coat.
  • Restoring a wax-stripped hallway: apply after cleaning with Lithofin WAX-OFF, 70 ml/m².
  • Polished interior steps prone to dirt marks: ready to use, 50 ml/m².

How to Apply

  1. Vacuum and damp-mop until the surface is dust-free; allow to dry 100 % (≤1 % residual moisture).
  2. Pour TC Sealant into a paint tray and load a lambswool applicator; spread an even film at 10-15 m²/L.
  3. Wait 60 minutes, then apply a cross-coat at 90° for full coverage.
  4. Keep the area traffic-free for 24 h; wet cleaning is safe after 48 h.

Cotton pads and tools clean up with white spirit. One litre treats up to 20 m² of dense terracotta; recoat every 2-5 years based on footfall.

Surface Compatibility

TC Sealant bonds best to terracotta and cotto. Their Mohs 3, acid-sensitive, high-porosity nature welcomes the penetrating film, while the neutral pH avoids etching. Do not use on natural stone, outdoor cotto, or waxed surfaces unless stripped first.

Choosing the Right Product

For day-to-day cleaning after sealing, use Lithofin Cotto Easy-Clean. For stripping old wax or polymer films before resealing, use Lithofin WAX-OFF.

Pro Tips

  • Warm the room to 18-25 °C; viscosity drops 12 %, giving a smoother film.
  • Always edge-brush skirting first to avoid lap marks during roller application.
  • Carry out a water-drop test yearly; if drops darken the tile within 30 s, reapply.

How often should I re-seal cotto with TC Sealant?

In homes every 3–5 years; in commercial zones with >5000 passes/day every 2 years. Perform a yearly water-drop test to judge earlier need.

Can TC Sealant be removed if I change the finish?

Yes. Strip with Lithofin WAX-OFF at 1:1 with water, dwell 15 min, then scrub. Rinse twice and allow the floor to dry before any new treatment.

Is TC Sealant suitable for natural stone tiles?

No. The film can trap moisture and change the appearance of marble or granite. Use an impregnator such as MN Stain-Stop instead.

What is the difference between an impregnator and TC Sealant?

Impregnators enter the pore structure and leave no surface film, keeping the look unchanged. TC Sealant creates a visible satin coating on top.
