Seasonal terrace maintenance - a year-round plan

Seasonal terrace maintenance - a year-round plan

An outdoor stone terrace needs different care in each season. This plan covers the full annual cycle: from spring awakening to winter protection.

For: Homeowners with stone patios, garden designers, property managers

1

Spring (March-April): Wake-up clean

Winter leaves organic residue, algae, and salt deposits. Spring cleaning sets the foundation for the rest of the year.

Product: Lithofin MN Outdoor-Clean

Remove furniture and planters. Sweep away debris and dead leaves. Apply Lithofin MN Outdoor-Clean diluted 1:3, scrub with a stiff broom, let dwell 15 minutes. Rinse with garden hose (not pressure washer). For persistent algae patches, apply undiluted and let sit 30 minutes.

2

Summer (June): Seal and protect

Summer heat dries the stone thoroughly - the perfect conditions for sealing. This is the one time of year when the stone is guaranteed to be dry enough.

Product: Lithofin MN Stain-Stop

Choose a dry week with temperatures above 15°C. Apply Lithofin MN Stain-Stop in the morning, avoiding direct midday sun (the product evaporates too fast). One coat for granite and basalt, two coats for sandstone and limestone.

3

Autumn (October): Pre-winter clean

Remove fallen leaves promptly - tannic acid from decaying leaves permanently stains porous stone. This is also the time to treat any algae before winter moisture accelerates growth.

Product: Lithofin MN Outdoor-Clean

Clean as in spring. Pay extra attention to shaded areas and north-facing surfaces where algae thrives. This cleaning also removes the summer buildup of sunscreen, food spills, and BBQ grease.

4

Winter (November-February): Protection mode

Winter is about prevention, not cleaning. The stone needs to survive freeze-thaw cycles, salt, and constant moisture.

Avoid de-icing salt - use sand or grit instead. If salt is used, flush with water when temperatures rise above 5°C. Move heavy planters off the terrace (they trap water underneath). Clear snow with a plastic shovel - metal shovels scratch stone.

Pro Tips

  • Install the terrace with a 2% slope away from the house - standing water is the root cause of most outdoor stone problems
  • Leave a 5 mm gap between stones for drainage. Grouted joints trap water and increase frost damage risk
  • If one area of the terrace always stays damp, investigate drainage before treating the symptom
  • Moss between stones looks charming but holds moisture against the stone. Remove it annually or accept faster weathering
