Coverage: 5-15 m²/L depending on porosity
Porous cotto drinks spills; TC Impregnator stops them before they stain.

Your newly laid kitchen cotto soaks up every splash like blotting paper, and the clay tiles on the patio darken after every rain. TC Impregnator stops this immediate absorption by filling the open pores before stains arrive.

What TC Impregnator Does

TC Impregnator is a neutral solvent-based impregnator for very porous terracotta and cotto. The 0.8 μm polymer molecules penetrate 2-4 mm, then cross-link, creating a water- and oil-repellent lattice while leaving the surface vapor-permeable. pH 7.9 means no etching on acid-sensitive clay. One coat reduces water uptake by 90 % within 24 h.

When to Use

  • Indoor cotto kitchen floor after intensive cleaning; ready to use, 100 ml/m². See guide Interior Cotto Care.
  • Outdoor terracotta terrace before the rainy season; ready to use, 120 ml/m². Reference outdoor-cleaning.
  • Bathroom terracotta walls prone to soap scum; ready to use, 90 ml/m².
  • Clinker steps that need discrete protection; ready to use, 70 ml/m².

How to Apply

  1. Ensure the surface is bone-dry (moisture <3 %) and wax-free; strip with KF Intensive Cleaner if needed.
  2. Roll or sponge on a generous, even film of undiluted product; keep the surface wet for 5 min.
  3. While still wet, massage in with a lint-free cloth until no puddles remain; do not allow residues to dry on the surface.
  4. After 20 min, buff once more to remove excess. Wait 24 h before traffic or moisture.

Covers 5-15 m²/L: cotto 5-10 m²/L, clinker up to 15 m²/L. Full curing 24 h; peak oil repellency after 48 h.

Surface Compatibility

TC Impregnator excels on terracotta and cotto because its low-viscosity carrier reaches the very-high porosity (25-30 %). On denser clinker it still bonds thanks to silane adhesion. The neutral formula avoids whitening and will not darken clay. Do not use on waxed, wet, or glazed tiles.

Choosing the Right Product

For routine cleaning between reseals, use Lithofin Cotto Easy-Clean. For pre-treatment of heavily soiled floors, use KF Intensive Cleaner. TC Impregnator supplies long-term protection; wax systems give a satin sheen but need regular polishing.

Pro Tips

  • Warm the room to 18-25 °C: viscosity drops by 12 %, improving penetration.
  • Apply a second thin coat after 2 h on very porous antique cotto; this boosts hydrophobic angle by 6°.
  • Test absorbency by dripping 1 ml water; if it beads for 10 s, impregnation is complete.

Frequently asked questions

How much TC Impregnator do I need for a 20 m² kitchen cotto floor?

Cotto needs 100–200 ml/m². For 20 m² plan 2–4 L, yielding two even coats.

How often should I re-seal terracotta with TC Impregnator?

Typical reapplication interval is 3–5 years. High-traffic kitchens may need 3 years; low-traffic areas last 5 years.

Can I apply TC Impregnator on damp tiles?

No. Moisture above 3 % blocks penetration and traps solvents, leading to whitening. Wait 24–48 h after washing.

Should I wax or impregnate my cotto floor?

Impregnation protects invisibly and needs less upkeep; a wax system gives sheen but requires regular polishing.
